VICI Properties approaches third-quarter results as growth deals meet tenant and refinancing concerns

VICI Properties is due to release its third-quarter 2026 results after the market closes on Oct. 28, followed by a conference call the next morning. The landlord enters the release with its dividend appeal competing against concerns about interest rates, tenant concentration and credit costs.

The decline has pushed the stock’s indicated dividend yield above 8% based on the figures in the supplied earnings preview. A separate market preview put the shares near $23 after a 13% decline since the second-quarter report, while noting that the S&P 500 had gained about 4% over the same interval.

VICI’s second-quarter results showed both operating growth and a significant accounting pressure.

The company also expanded its portfolio during the quarter. VICI added Club Med as its 16th tenant through a $20. 3 million acquisition of the Carambola Beach Resort in St.

Liquidity and refinancing will be central to the balance-sheet discussion. VICI had $288. 1 million in cash and about $2. 2 billion available on its revolving credit facility at June 30, for total liquidity of roughly $2. 5 billion.

Investors are also watching the exposure created by VICI’s largest operating partners. MGM and Caesars are involved in take-private processes, raising questions about how ownership changes could affect the company’s master leases and guarantees. The next release should show whether recent acquisitions are contributing as planned, whether credit-loss provisions remain manageable and how management views refinancing costs as debt maturities approach. Forecast revisions before the report was generally positive, with six upward and one downward EPS revision and 11 upward with no downward revenue revisions over the prior three months.
